One of my favorite places in Millburn Township is the Wyoming Section. This area of town sits on the border of Maplewood and is essentially broken up into two smaller sections. The Upper Wyoming Section — and the Lower Wyoming Section.

The Upper Wyoming Section, the pricier of the two, basically covers the entire hillside running along Wyoming Avenue. At the top of the hill is Sagamore Road where many of the homes actually abut the South Mountain Reservation. Some even have wonderful New York City Views. You’ll often find joggers and others strolling along Sagamore enjoying the beautiful scenery and admiring the lovely homes.

The Lower Wyoming Section sits below Wyoming Avenue and offers some of the most reasonable home prices in the Township. In this area you’ll find the amazing Wyoming Elementary School. There’s also a lovely park with tennis courts, soccer fields and a very cool playground.

Eight properties have closed in the Wyoming section since July. The purchase prices have ranged from $470,000 to $1,330,000. There are currently seven homes currently on the market ranging from $500,000 - $1,429,000.

One of the reasons I like this area so much, is that it has easy access to both downtown Millburn and Maplewood. Residents get the best of both worlds.

In addition, if you plan on commuting to Manhattan via the Midtown Direct, you can save $20 a month (Monthly Pass) by taking the train from Maplewood. Not bad .. huh?

So if you’ve been contemplating a move to Millburn, be sure to checkout the Wyoming Section. It’s a great area.

Homes Currently For Sale in Short Hills & Millburn, New Jersey

Here’s the deal. Back in August of 2005 the median sale price of a home in Union, New Jersey was $362,500. Flash forward to August 2008, and the median sale price has plummeted to $300,363. In addition, the List to Sale Ratio has gone from 99% in August of 2005 to 95% in August of 2008. To top it off, the average selling time of a home went from 56 days in 2005 to 99 days in 2008.

Here’s the report I pulled from the Garden State MLS. The Numbers are Deemed Acurate but Not Guaranteed.

So what does this mean? I’m not entirely sure.

What I can say, however, is that there are buyers. They are making offers. And they’re getting Huge discounts.

Who wouldn’t want to reside in the 75th Best Town in the United States according to CNN Money.

New Jersey is so much more than grimy power plants and long stretches of highway dotted by roadkill. Sure the Hockey Moms do kill their share of squirrels while applying their morning makeup on the way to the gym, however, that not what I’m getting at.

The fact is, however, that there are many homes priced under a million dollars, not everyone in town drives a luxury car and not all small dogs in Short Hills wear Hermes. My Bichon Gigi wears Escada.

Come on. Don’t get bent out of shape. We bought it at an outlet store.

One of the best areas to find a home priced under a million dollars is the Glenwood Section of Short Hills. It’s a great area positioned very close to the Short Hills Train Station. Of course, you can’t expect to pick up a massive estate for $800,000, but you might just be able to find a nice colonial on a quiet street within a couple of blocks of excellent Thai & Italian Food.

Recent sales in the Glenwood Section have ranged from around $600,000 to $999,000 — making this a very area a very popular area for first time home buyers. You might be able to get a larger home elsewhere — but few towns compare to Short Hills when you look at the fundamentals. So what are you waiting for.
